Wrexham Henblas Study

Wrexham County Borough Council appointed Chris Jones Regeneration to undertake the Henblas Commercial Area Study, with the need for a focused and practical plan on how to physically improve the markets’ offer and appearance, a review on how any investment in this area could be a catalyst for private investment in the other buildings / area around Henblas Street in Wrexham town centre, leading to a series of action based proposals.

The study was centred on 4 stages, being i) Policy and Masterplan Review ii) Key Responsible Officer Discussions iii) the Physical Appraisal of Henblas Area iv) review of the Markets v) Consultation vi) Options Development and vii) Final Proposals.

The study saw Henblas as
"a distinctive place, known as a home to friendly markets, streets and activities that are social, liveable and celebrates the best of local products and services. It has a family friendly atmosphere that appeals to town centre users and visitors, day and night".

The main themes included:
  • Home to the Wrexham Pantry: Local for Markets, Produce and Eating Out
  • Distinctive Streets: Places for Popping into, Specialty shops, Meeting up, Eating out and Atmospheric events
  • Explore From: Henblas Heritage, Peoples Market, Other attractors – Yorke Street eateries, Eagles Meadow
  • Neighbourhood: Commerce, Living, Creating and Socialising

The study was holistic in approach looking both physical, operational and marketing of the Henblas area. With the support of Roberts Limbrick and TC Consult we created a set of proposals that looked at the immediate streets, the physical meet n greet of respective markets, their internal layout and design as well as how some of the underused commercial blocks could be re-purposed and engaging with street life.

The team was reappointed to provide property and valuation advice on a commercial block that has since been occupied by Techniquest and is also subject to a proposal for in-town living
